View Talay 5 Condo is another
of the classic soviet style housing complex shoebox residences.
This project has two buildings one so close to Thappraya road
you will be able to count the number of motorbikes passing per
second and as you cram onto the small balconies to watch the sun
go down over Jomtien Beach. You should also be able to breath in
the fresh ocean ozone mixed with a fair tinge of 95 octane.
The condo nearest the beach has a
much better location. This though is the projects main weak
spot. Built 100 meters from the waterline it is unfortunately
100 meters too close to the beach. Thai law states that
buildings over 14 meters tall cannot be erected in the area 200
meters from the waterline.
Somehow View Talay obtained a
building permit for this project. The project went ahead with a
small hiccup of a few days when someone pointed out the
irregularity. Building stopped for a few days while the problem
was mysteriously fixed.
View Talay, in it's ultimate
wisdom is now building a 27 story shoebox, VT 7< 200
meters to the south of VT 5 which will effectively block a
major part of the view for anyone daft enough to buy in to VT 5.
If this project goes ahead, A BIG IF, then the land between VT 5
and VT 7 is earmarked for another high rise shoebox which will
leave most VT 5 owners, on the south side looking at a concrete
alley with a handkerchief sized view of the ocean and an up
close view of the goings on in their new neighbours units. If VT
7 is stopped because they built too close to the beach then
anyone can appeal against other illegally built high rises.
There is a 5 year window of appeal. I doubt very very much that
a demolition order would be filed against offending structures,
but you never know and should be giving some VT 5 owners some
cause for concern.
Anyways don't worry your little
heads too much. View Talay is the biggest developer in the
Pattaya area and have the proud distinction of building the most
number of shoeboxes in the most indistinctive buildings this
side of Moscow. I am sure they have the know how and financial
capability to overcome such little problems as mysteriously
issued building permits.
Every
project has it's plus points and it's negative points. I hope that the
